The Maintenance person reports to the Executive Director and is expected to perform general, routine maintenance and servicing operations throughout the home in accordance with applicable codes and regulations.

Responsibilities:
 As directed and in accordance with applicable codes and regulations, performs a variety of routine maintenance, servicing and repair operations to maintain home, equipment, furnishings, fixtures, and grounds in proper condition.
 Responsible for effectively scheduling and supervising maintenance and repair work.
 Observes and monitors all areas of the home for ongoing maintenance requirements and carries out preventative maintenance programs as directed.
 Performs typical work such as replacing fuses and light bulbs, repairing call bells, clearing drains, repairing beds, chairs, tables, etc., painting and redecorating tasks, replacing tiles, and removing garbage.
 Provides general assistance to skilled tradespersons such as mechanics, electricians, carpenters, plumbers, painters, etc., as required.
 Following approval refers problems requiring specialized work, such as electrical or plumbing, to outside contractors and monitors work performed.
 Conducts regular maintenance rounds to ensure all life safety and building and support systems are functioning properly.
 Adheres to established policies and procedures regarding quality assurance, safety, environment and infection control.
 Supervises fire prevention and fire drill procedures, including staff training in proper procedures and use of firefighting equipment. Liaises with local municipal Fire Departments.
 Liaises with outside service contractors and inspectors to ensure equipment and environment conform with applicable codes and regulations.
- Participates in budget preparation and control. Orders and/or purchases supplies/equipment in accordance with established purchasing policies and budgetary constraints.
 Maintains required records, reports, statistics, etc., in accordance with policies, procedures and legislative requirements.
 Maintains work area in a clean, orderly and safe manner and assures proper care in the use of tools, equipment and supplies.
 Notifies the Executive Director of significant building/equipment malfunctions/problems.
 Other duties as assigned and or indicated in the Job Task Inventory

Qualifications:
The qualifications needed to join our family are as follows:
 Secondary school graduate or approved equivalent.
 Experience in general maintenance and repairs.
 Ability to read, write and understand oral and written instructions.
 Basic knowledge of mechanical and electrical systems, plumbing and carpentry; ability to read and interpret manuals related to equipment and systems.
 Ability to evaluate and determine when the services of skilled tradespeople are necessary. Proficient in the use of a wide range of tools.
 Ability to train, direct and supervise others
 Ability to effectively communicate with residents and staff
 Must be able to lift 50 lbs
 Good understanding of chemical and equipment use
 Ability to work independently or as a team member
 To show evidence of being focused on people’s feelings when interacting and knowing how to turn a task into positive social interaction.
 To undertake and meet all legal requirements within a context of promoting individuals’ rights and measuring/reducing elements of risk.
 Must provide a complete and current (within six months) Vulnerable Sector Check (including a Criminal Background Check) or be willing to obtain one
 As a condition of employment, candidates are required to submit documented results of TB testing (within the last six months or within 14 days upon hire) or a chest X-ray (within the last year), as per Public Health requirements
 Two supervisory references required
 Provide proof of all required vaccines. The Employer strongly recommends to “stay up to date” with the recommended vaccines. Vaccination requirements are subject to changes as determined by the Employer.
